What timescales can we expect?

Due to planning delays with local planning authorities, planning applications are taking longer than the statutory 8 weeks. Projects can be delayed as a result. In addition, the complexity of the project and availability of builders can have an effect, meaning that projects can take anywhere from 6 months to 2 years to complete.

How long can we expect to receive our drawings after the measured survey?

We expect that from the date the survey has been completed our clients will have a first set of drafts completed within 4 weeks.

How much does it cost?

At Draw Plan we cost each project individually to give the best price we can to our clients. The beauty of architecture is that there are no two projects the same, therefore we cannot commit a specific price before fully understanding the project.

What is the process?

Once the initial meeting is complete, you will receive an appointment letter detailing the brief and a formal fee quote. Once signed and a deposit paid, we will carry out a measured survey. You can expect a first draft of your drawings 4 weeks from the survey date, including a Site Plan, Existing and Proposed Plans, Elevations and 3D Views. We allow for 3 design revisions. Once satisfied, we submit to the local planning authority — this can take 8 weeks to a year. When approved, we move to building regulations, which takes 2-3 weeks in-house.

What is Permitted Development?

Permitted Development is a Government legislation which allows certain developments to take place without the need for planning permission. What is Building Regulations and Do I need Approval?

Accepted Answer

Building Regulations ensures all work is carried out to an acceptable standard. A Building Inspector carries out a plan check and site visits during construction. Building Regulations Approval is required for most extensions and house renovations, especially when structural or thermal alterations are being carried out.

Once you have signed the drawings off and are ready to submit to planning, this is when we start on the renders.
